Building Systems UK was pleased to support Chancerygate, Triton Construction and Total Roofing & Cladding NW Limited in the delivery of nine modern industrial units at Crabtree Lane, Manchester.

Located within the prominent Eastside business park, the development occupies a highly visible and strategically positioned urban logistics location. Situated approximately 10 minutes from Manchester City Centre, the site benefits from excellent connectivity, being just two miles west of Junction 23 of the M60 and within walking distance of Edge Lane Metrolink station.

The development has been designed to provide high-quality, energy-efficient industrial accommodation, with sustainability and long-term building performance key considerations throughout the project. 

The Challenge

 

 

With nine units being delivered as part of a significant urban logistics development, the project required a building envelope solution capable of delivering high levels of thermal performance, durability, aesthetics and long-term reliability, while also meeting the programme requirements of the wider construction project.

The development is targeting BREEAM Excellent and an EPC A rating, placing additional importance on the thermal performance and efficiency of the building envelope.

For Building Systems UK, ensuring the Trisobuild systems were installed correctly and consistently across the development was also a key consideration. The performance of a built-up or composite system relies not only on the specified products, but also on correct installation, fixing and detailing. 

 

 

The Solution

 

Building Systems UK worked closely with the project team from specification through to installation, providing technical and engineering support throughout the construction programme.

Our Platinum Plus® Engineers carried out regular site inspections with Total Roofing & Cladding NW Limited, providing technical guidance and checking installation against Building Systems UK’s recommended fixing and installation requirements.

The completed building envelope incorporates approximately 4,400m² of  Trisobuild ® RWL, specified with HPS200 Ultra Goosewing Grey R32 and RL32 liners.

The wall areas comprise approximately 4,700m² of Trisobuild® systems, including:

The Trisobuild® HW system using 300MR was selected for its combination of thermal performance, durability and aesthetic qualities. Its high-performance insulation characteristics are particularly suited to applications were maintaining controlled internal temperatures and reducing air leakage are important.

The system also incorporates external steel components available with A1 reaction-to-fire classifications, supporting the fire-performance requirements of modern industrial developments.

The Prisma Sirius finish was selected to provide a high-quality architectural appearance together with excellent durability and corrosion resistance. Trisobuild® HW using 300MR exceeds the highest European corrosion-resistance standards in accordance with EN 10169:2022 and is supported by the Confidex® Guarantee for up to 40 years.

Across the project, the Trisobuild® systems are supported by the BSUK Platinum Plus System Guarantee for 25 years, providing comprehensive system coverage including key components such as flashings, gutters, fasteners and sealants. 

The Outcome

 

The successful collaboration between Chancerygate, Triton Construction, Total Roofing & Cladding NW Limited and Building Systems UK resulted in the delivery of nine high-quality industrial units within the required programme.

Building Systems UK’s ongoing engineering involvement and regular site inspections helped provide confidence that the Trisobuild® systems were installed in accordance with the required fixing and installation standards, supporting the long-term structural, thermal and durability performance of the building envelope.

The completed development combines a modern aesthetic with high levels of thermal performance, durability and long-term system assurance, while supporting the project’s sustainability ambitions of BREEAM Excellent and EPC A.
